What is a real estate syndication?

Larger real estate investments are quite lucrative. However, few can afford to buy them alone.  Syndication allows many to buy a percentage of the property. When you invest you will own equity in whatever building you decide to purchase while having others manage it for you.

Value Increases

When sourcing multi family deals we are very careful to choose lucrative opportunities.  The area most be growing in terms of population and jobs, which causes natural appreciation of value. The specific apartments also must have potential for improvement. As we make changes, the building increases in value in the eyes of the bank and future buyers. This is called forced appreciation. This will benefit investors right away in quarterly returns. When we look to sell the property after a few years everyone who owns part of the building will reap the benefit as it will sell for a lot more as a result of both natural and forced appreciation.

Ditching Stocks and Bonds

Traditional investing has many disadvantages. If you want your portfolio to be stable then you will get very low returns on your investment. Even if you don't mind a very rocky road you will still probably won't get much more then 10% in the long run. You get very little tax advantages and usually not much if any liquid money in your pocket while holding your investment. 

 

Investing in real estate syndications is different on every level. You get a portion of profit given to you every quarter. Your principle is increasing in value by both natural and forced appreciation. When the unit sells in around 3 -5 years then you get your initial capital back plus the increased value as the apartment is now worth more. Investors usually receive at least 16% back on their investments.

Tax Breaks

Owning real estate is a huge advantage for any portfolio. Of course, it is good to talk to your accountant about your specific financial situation. But most find they pay much less on their yearly taxes. Some even try to buy into a deal with low returns just for the tax benefits.
